Apartment rules
Reservation and Accommodation Rules
These rules (hereinafter referred to as the "Rules") are an integral part of the lease agreement and are mandatory for compliance by all tenants and persons residing with them.
1. General Provisions
1.1. Minimum Lease Term: 1 (one) month.
1.2. Maximum Initial Lease Term: 1 (one) year.
1.3. Contract Extension: The agreement is flexible and may be extended by mutual consent of the parties. The Tenant has the preemptive right to extend the agreement for a new term. The Tenant undertakes to notify the Landlord of their intention to extend the agreement no later than 5 (five) days before the end of the current lease term. Monthly extensions are possible.
1.4. Rental Fee: The rental fee is fixed for the entire term of the agreement and includes all expenses:
* Apartment rent.
* Utility payments (electricity, water, heating, waste disposal).
* Real estate tax.
* Internet from the company "Tet".
* Building maintenance.
2. Payment Terms
2.1. Payment for the first month of rent and a security deposit in the amount of [amount, usually equal to one month's rent] are due on the day the lease agreement is signed.
2.2. Subsequent payments shall be made monthly, no later than the [day] of each month.
2.3. The security deposit is returned to the Tenant within 10 (ten) working days after the end of the lease term and the return of the keys, provided that the apartment and the property therein are in proper condition, subject to normal wear and tear, and there are no arrears in rent payments.
3. Living with Pets
3.1. Permission: Pets are allowed in the apartment.
3.2. Tenant's Obligations: The Tenant living with a pet bears full responsibility for complying with the legislation of the Republic of Latvia on the keeping and welfare of animals, including, but not limited to:
* Registration and Microchipping: All dogs, cats, and ferrets permanently residing in the apartment must be microchipped and registered with the Agricultural Data Centre (Lauksaimniecības datu centrs).
* Vaccination: Pets must be vaccinated in a timely manner, especially against rabies.
* Public Order: The Tenant must ensure that the pet does not create noise (barking, howling, etc.), contaminate common areas (entrance, staircase, elevator), or the surrounding property. Pet waste in public areas must be cleaned up immediately.
* Safety: It is forbidden to leave pets unattended on the balcony or in common areas. Outside the apartment, dogs must be on a leash, and dogs classified as dangerous under Latvian law must also wear a muzzle.
* Animal Welfare: The Tenant is obliged to provide the pet with proper living conditions, care, food, and necessary veterinary assistance. Cruelty to animals is prohibited. It is forbidden to keep dogs born after August 31, 2023, tethered.
3.3. Liability for Damage: The Tenant is fully financially responsible for any damage caused by their pet to the property in the apartment, as well as to the common property of the building. The cost of repairing or replacing the damaged property will be deducted from the security deposit. If the amount of damage exceeds the deposit, the Tenant is obliged to cover the difference.
3.4. Restrictions: The Landlord reserves the right to refuse accommodation with a pet if its presence disturbs the peace of the neighbors or contradicts the building's internal regulations.
4. Internet
4.1. Provider: The apartment is equipped with high-speed fiber optic or mobile (4G/5G) internet from the company "Tet".
4.2. Service: The internet service is included in the rental fee. The Tenant is provided with a Wi-Fi router for the entire period of residence.
4.3. Technical Support: In case of technical problems with the internet connection, the Tenant should contact "Tet" technical support directly.
6. Termination of the Agreement
6.1. The agreement may be terminated by mutual consent of the parties.
6.2. The Tenant has the right to terminate the agreement early by giving the Landlord 30 (thirty) calendar days' written notice. In this case, the security deposit is not refunded.
6.3. The Landlord has the right to terminate the agreement unilaterally in case of a gross or systematic violation of the terms of the agreement or these Rules by the Tenant, including in the event of a delay in rent payment for more than 5 (five) days.
By signing the lease agreement, the Tenant confirms that they have read these Rules, fully agree with them, and undertake to comply with them.
